As an experienced Real Estate Agent and the Managing Broker of Intown Focus Realty in Metro Atlanta, the most frequent question that I am asked by people these days is ‘Is now a good time to sell my home?’
My usual answer is ‘that depends’. Of course, this response is met with curious looks and the assumption that it has to do with increased mortgage rates, an uncertain economy, or current world news/events. However, in my experience, those issues are NOT valid reasons to not sell your home. They are just common objections, and in my over 20 years in the real estate industry, I have had to overcome those objections on a daily basis!
The real reason I answer with ‘that depends’ is because it depends on WHO you select to list your home. Trust me when I say not ALL Real Estate Agents are alike. When you decide to list your home for sale, you are entering into a partnership with your Real Estate Agent. Your Real Estate Agent can literally make or break the deal. Just because your sister’s second cousin has her real estate license doesn’t make her the ideal Real Estate Agent to represent you in the selling of your home. I suggest that you do your research and interview your potential Real Estate Agent BEFORE you sign the listing agreement. You want a Real Estate Agent that knows the local market, and more importantly, successfully SELLS in that market.
Three important factors to consider
- Experience – This does NOT mean how many years the Real Estate Agent has been in the business. Most successful Real Estate Agents have a niche that they consider their area of expertise. It could be new home construction, historic homes, or even a specific area of town like College Park, East Point, Hapeville, or Fayetteville.
- Marketing Plan – Ask your Real Estate Agent HOW they plan to market your home. Just listing your home on the MLS is NOT going to sell your home. With all the technology available today to market your home, you want to make sure that your Real Estate Agent is including that in addition to the traditional marketing such as photography, video, and Open Houses. The more ‘eyes’ that see your home the quicker it will sell.
- Selling Strategy – A solid selling strategy is critical for success. Discuss pricing, incentives, and price corrections, if needed. Here’s where you can get creative. We just recently sold a home and included several pieces of furniture because the buyer ‘fell in love’ with how the home was decorated.
